Annual Roof Maintenance for a Longer Roof Life

Wednesday, July 28th, 2021 by Team Arrow

Your roof plays a crucial role in protecting your home from the elements.

A roof's life expectancy ultimately depends on the quality, durability, and type of material chosen, as well as how well you look after your home’s roof.

With all the seasons (and crazy weather) that come with living in the Midwest, your roof can quickly take a battering, but there are ways to extend your roof’s life for years to come.

We’ve put together some tips for annual roof maintenance for keeping your roof in tip-top condition!

Why roof maintenance is so important

Much like how our cars require an oil change or tire rotation, your roof requires regular maintenance to ensure your home is kept safe from water and other debris.

While there are quick fixes available if you do have a leaky roof, prevention is key. Since your roof is one of the most expensive things you’ll buy for your home, you’re going to want to maintain it as best as possible.

1. Roof maintenance prevents leaks

When water finds its way into your home, it can be incredibly detrimental to your home’s safety and comfort. Not only can this damage your attic, but if left unattended, a leak can weaken your home’s structure and overall energy efficiency too.

As well as poor structure, when water gets into your property it can also lead to further challenges such as stained walls and crumbling ceilings. Although the leak itself will be fixable, the amount of damage it can do in the time being can be pretty frightening.

Plus, of course, fixing a serious leak can be incredibly expensive when your roof has been left without regular maintenance.

2. A healthy roof improves curb appeal

Yearly roof maintenance not only helps to keep your home and roof secure, but it also extends your roof’s life - which can be a crucial selling point if you decide to sell your home.

When potential buyers take a look around a property, roof maintenance allows new owners to rest assured that the roof will not need replacing within a matter of weeks or months.

Plus, if shingles on your roof become loose, during a heavy storm they could cause a huge amount of damage to nearby homes or vehicles. Which won’t make you very popular with the neighbors, that’s for sure!

3. The cost of maintenance vs a new roof

Roof repairs aren’t cheap, but neither is replacing your entire roof. When you regularly maintain your home’s roof, you can avoid costly repair and a new roof installation.

While we all know that materials can start to wither with age, we can most certainly put off extensive roof repairs and replacements with yearly roof maintenance.

Looking to maximize your roof’s life? Whether you’re maintaining your family home or thinking of selling your property, roof maintenance is key for safety and comfort.

Here’s how to keep on top of your roof’s health and stretch out its life.

  • Ensure your roof has adequate ventilation.

Although water is the main threat to the longevity of your roof, heat can also be a concern for homeowners.

Without adequate ventilation, heat can quickly build up in your attic, with nowhere for this heat to go. The materials of your roof won’t quite set themselves on fire with this heat, however, the materials can break down over time due to this.

  • Clean your gutters

Whether it’s heavy rain or a snowstorm, your gutters can quickly become blocked with leaves and other debris. When this happens, there is nowhere for the water to go, often pooling over the edge of your roof.

This in turn can damage both your roof and the foundations of your home with excess water. To ensure your roof lasts as long as possible, keep those gutters clear!

  • Clean off moss

Moss growth on your roof can easily be removed with a stiff brush. However, when moss builds up and is left unattended it can begin to push itself under shingles and tiles, resulting in leaks.

As it does this, there is also the potential for shingles to become loose entirely, leaving gaps in your roof with disastrous effects.

  • Inspect all roofing materials

Without taking the time to check all areas of your home’s roof, we can be totally unaware of potential problems with our roof’s materials.

You wouldn’t let your car run for years without an oil change, so don’t let your roof go unattended and uncared for.

Spend some each year to inspect your roof, or call our experts for a comprehensive roof inspection, where we inspect:

    • Missing, broken, or torn shingles
    • Worn away shingle granules
    • Cracked or missing caulk
    • Rusted or missing flashing
    • Rotted or torn rubber boots around pipes
    • Wood rot or sagging areas
    • Cracks in the chimney or missing caps
    • Gutters that aren't securely attached
  • Carry out minor repairs and sealing

Often, if you take the time to keep your roof clear of debris and safe from water overflow, you’ll only need to carry out minor repairs and/or sealing during your yearly roof maintenance.

Like any major investment, a roof is something that requires regular maintenance to do its job.
